No Broker Fees and no registration fees.

There are no catches, but keep in mind that most properties have utility, telephone and sometimes cable charges depending on the duration of your stay. Normally the owner absorbs these charges if you are only renting 1-4 weeks. Remember that 8.375% NYS sales tax applies to rentals of 6 days or less.

Cancellation Policy:

We do everything we can to satisfy our customers. In the event that you want to cancel your reservation with us, please be aware of our cancellation policy below:

• Cancel in writing 6+ weeks prior to check in and receive a 75% refund on the reservation.
• Cancel in writing 5-6 weeks prior to check in and receive a 50% refund on the reservation.
• Cancel in writing 2-5 weeks prior to check in and receive a 25% refund on the reservation.

To rent an apartment:

Fill out all of the pages of the reservation form we send you upon request, sign it, and fax it with one month's rent (full rent is due upon approval for daily and weekly rentals) payable by credit card, money order, cash or wire and pay the balance of last months rent and security, whatever applies, 7 days prior to arrival. Some places have a 1 month security deposit, but many have none. Submit copies of your license-passport as well as credit card. It's that simple.

When you have faxed your reservation form back to us or emailed us a scanned and signed copy we will obtain final approval from the landlord and process your reservation. We do not process and charge credit cards without the final approval of the owner. Upon approval we will email you final confirmation. Thus, we require as much information about yourself as possible.

Security:

All monthly apartments require a security deposit. This deposit is normally refunded 30 days from the date of moving out. This is to allow utilities, cable and telephone bills to be deducted.

Some of the daily and weekly rentals also require a security deposit of a few hundred dollars depending on the terms set by the owner of the apartment. You may inquire about apartments that do not require a security.

Security can be paid with cash, money order, cashier check, wire or credit card in person or in our office. Personal checks are not acceptable. Owners reserve the right to waive the personal check prohibition if you rent for a term of 6 months or longer, and only upon prompt payment.

By Law, every Rental is subject to applicable state and city taxes. For rentals in New York, you would need to consider the following:
- Sales Tax (ONLY for stays of 6 days and less) = 8.375% of base rate.
- Hotel Room Occupancy Tax (HROT) = 5% of base rate*
- Daily Room Surcharge: $2/day/room = $2/day for Studio, $6/day for 1-bedroom, $8 day for 2-bedroom and $10/day for 3-bedroom*
*( Stays that exceed 180 nights will qualify for a full tax refund and are tax exempt from that point onward.)
